Hotel acquisitions and hospitality assets
The acquisition of a full-service hotel is one of the most complex transactions in real estate — combining operational, legal, employment and brand dimensions that go far beyond a standard property purchase. AKIRA RYU specialises in the intermediation of hotel assets for family offices, private equity funds and institutional buyers who require confidential, structured access to off-market opportunities.
We currently hold active mandates for 5-star and boutique hotel assets in Southern Europe and the Mediterranean basin. All mandates are listed under strict confidentiality: the asset location and financial details are shared only after NDA execution and buyer qualification.
- Full-service 4 and 5-star hotels — coastal and urban
- Boutique hotel portfolios — bundle and individual sale
- Resort and lifestyle assets — leisure and wellness focus
- Off-market opportunities — not publicly listed elsewhere
- Management contract transfer — operational continuity from day one
Our intermediation process
Every asset mandate accepted by AKIRA RYU follows a structured intermediation process designed to protect both the seller's confidentiality and the buyer's time. We do not circulate Information Memoranda to unqualified parties, and we do not work with brokers who cannot demonstrate a credible buyer behind their inquiry.
- Step 1 — Mandate acceptance: Seller submits asset details. We review and agree confidentiality terms.
- Step 2 — Buyer qualification: Interested buyers submit a Letter of Intent and proof of funds before any asset documentation is shared.
- Step 3 — NDA execution: Bilateral NDA signed before the Information Memorandum is released.
- Step 4 — Due diligence: Buyer's legal and financial advisors conduct full DD with access to the data room.
- Step 5 — Closing: We coordinate between legal teams on both sides through to transaction close.
Prime real estate and other high-value assets
Beyond hospitality, AKIRA RYU accepts mandates for prime residential and commercial real estate, trophy assets, art-backed lending and other high-value transactions that require confidential intermediation between qualified parties. Each mandate is evaluated individually — we only accept those where we can add genuine value to both sides of the transaction.
